Canada, but there are important factors to consider before making an investment, according to experts. Knowing what the mortgage rate is and how much a family spends every month amid rising costs of living are some of the factors that need to be taken into account before purchasing real estate, they say.The latest data from the Canadian Real Estate Association (CREA) showed prices hit $629,971 in July, down five per cent from $662,924 last July.

On a seasonally-adjusted basis, it amounted to $650,760, a three per cent drop from June. When pandemic lockdowns began in March 2020, the average national price was $543,920.The association forecast the national average home price will rise by 10.8 per cent on an annual basis to $762,386 by the end of 2022 and hit $786,252 in 2023.

Canada’s housing market is cooling off. What does this mean for the fall? So, is this the right time to invest in a property?Even though such data can be helpful, a professor of Data Science and Real Estate Management at Toronto Metropolitan University, Murtaza Haider, says no one can predict if it’s too early or late, so Canadians need to take a more practical approach instead of a predictive one when it comes to purchasing a home.“Affordability is not just the price of a property but what comes out of your pocket every month, then you realize that a lower price and higher mortgage could even mean more money going out of your pocket every month to support that mortgage,” said Haider, who also serves as the research director of the Urban Analytics Institute.“So the answer is not whether now is the right time to buy or not.

Fanta Bility shooting: 3 Sharon Hill officers charged in child's shooting death due in court
SHARON HILL, Pa. - The three Sharon Hill police officers charged in the death of Fanta Bility, 8, are due in court Monday. Officers Devon Smith, Sean Dolan and Brian Devaney are each charged with 12 criminal counts of manslaughter and reckless endangerment in relation to the August 2021 shooting. The officers were also fired from the force following the fatal shooting. Authorities say Bility and her family were leaving a football game at Academy Park High School when a shooting between two men erupted in a crowd of people. Bullets from the shooting were fired in the direction of the three officers who were monitoring the crowd. RELATED HEADLINESThe officers reportedly returned fire, shooting toward a car they believed was involved in the initial gunfire, fatally striking Bility, officials say. Investigators later determined that the bullets fired toward the officers originated from an argument between 16-year-old Angelo "A.J." Ford and Hasein Strand, 19. The officers are set to arrive at the Delaware County courthouse in Media, Pennsylvania, to learn the fate of the charges against them. The mother of 8-year-old Fanta Bility spoke to FOX 29's Jeff Cole on the eve of the one-year anniversary of the deadly police shooting that claimed the life of her daughter. The family was leaving a Delaware County high school football game when a shooting erupted between two men and prompted nearby officers to return fire.
